Ocean City Panel Pushes for Smaller, Community-Friendly Hotel Vision at Former Wonderland Pier Site

City leaders in Ocean City are urging a more modest and community-focused approach to the redevelopment of the long-closed Wonderland Pier property, where a major hotel proposal has sparked debate over the future of the iconic boardwalk location.

The site, once home to the well-known Wonderland Pier amusement park, shut down in 2024 after decades of operation and financial challenges. The property is now owned by developer Eustace Mita, chairman of ICONA Resorts, who has proposed building a large-scale, resort-style hotel project estimated at around $170 million.

However, a recently formed nine-member advisory subcommittee has raised concerns about the scale and design of the proposed development. Instead of rejecting the idea of a hotel entirely, the panel is encouraging a scaled-down and more integrated version that better fits Ocean City’s traditional boardwalk environment.

According to the committee’s discussion, any future hotel on the site should not stand as a massive standalone structure. Instead, members suggested a mixed-use design, where the ground floor includes retail shops and public-facing spaces that keep the boardwalk active and accessible. They also emphasized the importance of architectural setbacks of at least 10 feet along the boardwalk frontage to reduce the visual impact of a large building and prevent it from dominating the pedestrian experience.

The advisory group also recommended that the project should include public amenities such as dining areas, banquet facilities, and adequate parking to serve both visitors and the local community. Their goal, members explained, is to ensure that any redevelopment adds value to the city without overwhelming its character.

Ocean City Councilman David Winslow, who chairs the subcommittee, explained that any approval for a hotel in the boardwalk zone would need to meet strict conditions aimed at balancing tourism growth with neighborhood concerns.

The panel did not issue a formal recommendation to the City Council. Instead, it presented a set of planning ideas based on its review of the boardwalk area, including concerns that the current vision for redevelopment may lack sufficient entertainment and community engagement spaces.

These suggestions come at a time when the redevelopment process for the Wonderland Pier site has faced repeated delays. Mita had requested the property be declared a redevelopment zone, a designation that could have streamlined approvals and construction. However, that process has stalled after multiple failed votes and procedural setbacks within the city’s planning and council bodies.

Following those delays, the City Council brought in an outside planning firm, Polistina & Associates, to evaluate potential future uses for the property. Officials are expected to use both the firm’s findings and the advisory committee’s input to guide their final decision.

The debate over the site reflects broader tensions in Ocean City, where residents and officials are weighing economic development opportunities against concerns about preserving the city’s identity as a family-oriented Jersey Shore destination.

Supporters of the hotel project argue that a new development could help revive economic activity following the closure of Wonderland Pier, which had long been a central attraction in the area and was known for its Ferris wheel and amusement rides. They believe a modern hotel could bring year-round tourism and help fill the gap left by the park’s shutdown.

Opponents, however, fear that a large hotel could significantly change the character of the boardwalk, increase congestion, and place pressure on nearby residential areas.

Developer Eustace Mita, who acquired the property after it was at risk of a sheriff’s sale linked to debt issues from the previous ownership, has previously stated that he may consider selling the land if redevelopment plans do not move forward. Reports indicate he has already received interest from multiple potential buyers.
