New South Amboy Warehouse Welcomes Its First Tenant After Completion

Redevelopment efforts in South Amboy, New Jersey, have gained speed with the opening of a new industrial warehouse with its first big tenant. The contemporary distribution facility at 111 Main St., with over 152,000 square feet, has opened after a long-term lease.
Wingtat Cargo will lease 96,000 square feet of the building for five years. As warehouse construction finished, this agreement marked the property’s initial tenancy. This shift transformed the facility from a development project into a logistics location, bringing new business to the neighborhood.
The warehouse was built by Woodmont Industrial Partners and Joseph Jingoli & Son, Inc., noted for their large-scale industrial and commercial projects. Their latest project is in South Amboy’s Broadway and Main Street redevelopment zone, a growth and modernization zone. The location supported distribution and transport operations and the city’s investment and job-creation goals.
Real estate firms helped close the deal. Wingtat Cargo was represented by Jimo Liu of Cushman & Wakefield, while Gary Politi and Michael Viera of JLL represented the property owners during lease negotiations. Major brokerage firms’ involvement emphasizes the deal’s importance in New Jersey’s industrial real estate sector.
The first tenant, Wingtat Cargo, gives the new warehouse practical value and lays the basis for future leasing activities. It also shows demand for well-located distribution facilities in New Jersey, particularly in redevelopment regions and regional transportation networks.
As South Amboy evolves, projects like this warehouse show how new construction and private-sector investment can boost local economies. After signing its first tenant, 111 Main St. marks another stride in the city’s evolution.
