Huge redevelopment underway in southern New Jersey’s industrial corridor

A big new warehouse complex in Camden County, New Jersey, has begun construction, changing land usage and economic development. Industrial developer PNK Group is building the project on a 53-acre plot in Atco, Waterford Township, once home to the Atco Multiplex Cinemas. This large-scale industrial redevelopment was made possible by the demolition of the 1990–2008 cinema.

The 268,000-square-foot building will serve industrial, logistical, and distribution purposes. Routes 30 and 73 converge at the site, providing easy access to Interstate 295 and the New Jersey Turnpike. This links the development to Northeast corridor markets and transportation.

Local officials call the project one of Waterford Township’s biggest in years. The government and developer signed a 20-year PILOT agreement to encourage tenant occupancy and economic growth. The location allows customers access to 35 million people within 150 miles, including major cities like New York, Philadelphia, and Washington, D.C.

As building continues, storage space and a modern industrial asset to meet supply-chain demands will be created. The facility is built for high-volume operations with 48 loading docks and parking for large truck trailers. Redeveloping this old entertainment site into a big industrial facility is part of a larger trend in suburban and ex-urban land repurposing to fulfill logistics infrastructure requirements.

The project marks a new era of economic growth, job creation, and industrial repositioning in Waterford Township and Camden County. The PILOT arrangement and site’s strong transportation access should attract manufacturing, warehousing, and distribution enterprises. As the facility nears completion, employment and investor interest in South Jersey’s industrial market may expand.
