The research predicts 30,023 new NYC metro units by 2025. While that number is down 8.4% from 2024, it still puts the region at the top of the national ranking. More than 1,000 units this year, the metro region outpaced Dallas, which ranked second. The report notes that rising demand, significant investment, and large-scale housing developments that change the region’s skyline are driving this momentum.
This rise is especially notable in New Jersey. Six of New York’s 11 largest apartment producers are in the Garden State. New Jersey is becoming important in meeting metro region housing needs, as these six cities account for over 4,500 homes. Newark is anticipated to add 1,392 apartments this year, leading New Jersey towns. Hackensack has 917 units and Bayonne 767. New Brunswick adds 584 apartments, East Hanover 504, and Weehawken 480.
New York City boroughs hold the top three metro spots despite New Jersey’s strong showing. Brooklyn leads with 7,189 new residences. Manhattan adds 4,662 apartments and Queens 2,630. Others adding units outside New Jersey include New Rochelle in Westchester County (662 units) and Yonkers (445).
Construction continues due to local demand and regional economic forces. Rising population, changing lifestyles, and new enterprises in the metro area are pushing developers to create more large-scale housing. Due to its affordability, proximity to Manhattan, and infrastructure expenditures, New Jersey has become a hotbed for new apartment buildings.
Although 2025 is down from last year, experts say construction is still strong. Instead of a housing demand downturn, the data represent project completions’ natural decline. Developers are planning and launching buildings around the metro area, suggesting apartment growth is ongoing.
