New six-storey storage centre opens in Jersey City’s fast-growing urban hub

A remarkable six-level self-storage facility built in Jersey City, expanding storage capacity in one of New Jersey’s most densely inhabited districts. Tulfra Real Estate’s 300 Thomas McGovern Drive building opens with roughly 800 climate-controlled units and sets the groundwork for a three-phase rollout.

Initial construction comprises 115,000 square feet and includes 797 units in a six-story building. A mile from Exchange Place and the PATH station and near key commuting routes into Lower Manhattan, the facility serves home and business storage needs.

The developer emphasizes the need for modern self-storage in congested metropolitan areas like Jersey City as city living becomes more confined and property values rise. The derelict industrial site has been turned into a “best-in-class storage facility that will serve thousands of residents and businesses,” according to Tulfra Real Estate.

Fulton Bank and JLL Capital Markets financed the project, demonstrating investor confidence in Northeast self-storage as a robust and rising real estate asset. The facility will double in size to 260,000 square feet after all three phases are finished.

Industry observers say the Northern New Jersey self-storage sector is growing, with many projects underway. This movement is part of a regional tendency to turn underutilized industrial assets along transit routes into profitable, modern storage complexes.

Local homeowners and companies can use climate-controlled facilities to secure their belongings from humidity and temperature variations in today’s competitive storage market. This six-level storage building offers a much-needed alternative to suburban warehouses and low-rise storage in a space-pressed city.

The introduction of this facility shows Jersey City’s continuous evolution in housing, commercial development, and supporting businesses like self-storage for a growing urban population. With the multi-phase extension, this project could become a paradigm for how developers are reinventing storage options in big cities.
